What We Look For During A Commercial Roof Inspection

 

Water Damage

A thorough roof inspection will include an examination of the interior of your building. If you’re experiencing roof leaks, our inspectors want to know where the water is coming from, and they will look for:

Pooling Water

Many commercial buildings have flat roofs installed on them. These roofs are ideal for commercial properties, since they are able to cover buildings that span thousands of square feet, are fairly easy to repair, and provide a surface that can support extensive HVAC systems and plumbing. However, flat roofs tend to develop leaks. 

 

One of the first things our inspectors look for when conducting a Winter Springs commercial roof inspection is pooling water. Pooling water can be defined as any amount of water that remains on the roof for more than 48 hours after rain has fallen. If your flat roof has standing water on it, this increases the chance that it will develop leaks.

 

Our inspectors will also check the drains and gutters on the roof to ensure that they have not become clogged with leaves, sticks, and other debris. If these become clogged, they can prevent water from draining off of your roof like it should.

 

Roofing Surfaces

We will also look for any rips, tears, or cracks in your roof. This can be caused by falling debris, wind, or just the age of your commercial roof. Identifying physical damage is a critical part of preventing severe leaks or roof failure. It’s generally recommended that your commercial roof be inspected at least twice a year, and after any severe weather event.

 

Core Samples

One other part of your inspection is the collection of core samples. It may seem counterproductive to cut out a portion of the roof, but taking a sample can tell us a lot about your commercial roof. 

 

To take a core sample, our inspectors will remove the layers of the roof until the structural deck is reached. This can help us to identify the different layers in your roof, give a more accurate estimate for roof repairs or other services, and better calculate the remaining lifespan of your roof. And don’t worry, we fully repair any patches where samples are taken.
